Sky-high land prices in many coastal areas of Nghe An

(Baonghean.vn) - To have a plot of land to build a house in a coastal countryside in Nghe An, those who want to buy it must spend billions of dong to be able to own it.

Not only in cities and urban areas is the real estate market "hot" but even in rural areas today, land prices are getting "expensive" day by day, in some places land prices are even higher than in the city, from 20 - 25 million VND/m2.2.

Son Hai Commune (Quynh Luu) is located about 12 km east of Cau Giat town center. This locality is considered a "golden" land when the land price is currently very high. Each plot of land along the road costs about 1 billion - 1.2 billion VND; and in residential areas, the selling price is also not cheap and is about 700 - 900 million VND. Land prices are high and the buying and selling market here is bustling.

According to research, Son Hai is a coastal commune with 60% of the total labor force engaged in fishing, the rest in services and trade. The land is narrow and the population is dense, along with that, Son Hai commune is a land quite favorable for economic development as it is located on National Highway 48B, has Lach Thoi fishing port - where fishing logistics services are developed. This is also the reason why land prices in Son Hai have been high in recent years.

Mr. Hoang Son - Vice Chairman of Son Hai Commune People's Committee said that the purchase and sale of land in the locality is calculated based on the width and length of the road, not based on the square meter area. Currently, a plot of land along National Highway 48B with a width of 5 meters and a depth of 20 meters costs about 2 billion VND, equivalent to 20 million VND/m2.2 - very high price in coastal countryside.

In Tien Thuy commune, the land price market is no less exciting. Because the local land fund has run out, many people have the need to buy a plot of land, which is not easy; therefore, the land transfer price among the people is pushed up very high.

Mr. Nguyen Van Uoc - Chairman of Tien Thuy Commune People's Committee said that according to current market prices, 1 square meter of land costs an average of 7 - 10 million/m2; especially in some places the price falls between 18 - 25 million VND/m2In 2018, the locality will organize land auctions for 65 lots with a total area of ​​1.64 hectares; on average, 1 lot has an area of ​​105 m2.2.

It is known that the reason for the high land prices in Tien Thuy in recent years is because the local land fund is not much left so there is no annual auction. Secondly, the locality has Lach Quen fishing port, most of the people mainly live by fishing so everyone wants to settle down to develop the economy. Another reason is that people in coastal areas often have a large population so the demand for housing is very high. That is why the land price in Tien Thuy commune is said to be higher than in the city.

Mr. Nguyen Van Hung - a resident of Tien Thuy said that his family has 2 sons who both go to sea. For many years, he has been looking to buy land but has not been able to. In the upcoming land auction, he plans to participate and buy a few plots.

“Due to the nature of the fishing industry, my family wanted to buy land near home to make it easier to go out to sea to fish. Although the market price was very high, my family tried to borrow money to buy it,” Mr. Hung shared.

According to research, localities with land prices higher than the average are all in coastal communes such as Son Hai, Tien Thuy, Quynh Long (Quynh Luu) and some wards such as Quynh Phuong, Quynh Di (Hoang Mai town).

Due to the characteristics of the coastal area, large population, and increasingly high living standards, the demand for housing is very high, which is the reason why land prices on the market are increasing day by day and owning a large plot of land is not easy.
