

When Cua Lo town implemented the plan to clear 209 kiosks and a number of hotels and motels on the east side of Binh Minh Street to build a Cua Lo beach that meets the requirements of "Modern, unique, distinctive, friendly and highly economically efficient", there were concerns and even doubts. Now Cua Lo town has an answer, through the public announcement of the detailed construction planning project at a scale of 1/500 for the Forest Park on the east side of Binh Minh Street.
The Planning Project clearly states that the Eastern Forest Park of Binh Minh Street has a length of about 4.4km along the sea, with a total land area of 735,850m2.2will be divided into 5 functional zones, which are 5 beach club areas with diverse landscape architectural styles and themes, in order from North to South. Including Caribbean Beach Club Area; Northern Europe Beach Club Area; Persian Beach Club Area; Hawaii Beach Club Area; Vietnam Beach Club Area.

One very noteworthy thing stated in the project, in the total land area of 735,850m2, square land has a rate of 13.8%; green park land - sports has a rate of 33.93%; technical infrastructure land has a rate of 2.67%; landscape walking land 50,035m2rate 6.8%; sandy land 314,304m2rate of 42.71%. In addition, the maximum architectural height in the entire park is 2 floors; construction density is about 2.6% (maximum 3%); construction floor area is only about 34,500m2. It is worth noting that through these parameters, along with the diverse landscape mentioned above, it shows that in the future there will be a Cua Lo close to nature, with an unobstructed view of the sea. And a beach that is "Modern, unique, distinctive, friendly and highly economically efficient" as Cua Lo town aims for, will be guaranteed.
Sharing his personal thoughts with the Head of the Urban Management Department of Cua Lo Town, Hoang Nang Hiep, he said that although the planning project has just been announced by the town and the press, it has received a lot of attention and has spread quite widely on social networks. Asked, in the role of both a professional and a manager, how do you evaluate the project, what do you think about the concerns of society? The answer is that the consulting unit has invested and researched carefully to create a sea planning project that is quite new and unique compared to the current seas in Vietnam in general. With a length of 4.4km of Cua Lo beach, they have gathered, arranged, and connected many famous sea styles in the world, creating richness and uniqueness; helping tourists coming to Cua Lo have many choices and enjoyment. But Mr. Hoang Nang Hiep acknowledged that it will be very difficult to find an investor with enough enthusiasm and capacity to carry out the entire plan.

He expressed that the construction density of 2.6%, or a maximum of 3% is the requirement of Cua Lo town for the consulting unit when they research and build the project; and this is also the commitment of Cua Lo town to the people in the area. But to do as the project content presented, the investor will have to spend a huge amount of money, up to thousands of billions of VND. With such a construction density, it means that the business space of the investor is very narrow, making it very difficult to recover capital. So which investor will be interested and dare to do it? If there is not a capable investor who is truly dedicated to implementing the entire project, then we will have to consider the option of dividing each sub-area to organize bidding. Like that, there is a high possibility of attracting many investors to participate, the implementation of the planning will have the opportunity to be accelerated. But in this situation, the difficulty is how to choose the right and enough investors who are dedicated and capable to work together? Besides, is the connection and synchronization between the 5 subdivisions perfect?
Regarding the space for the community, Mr. Hoang Nang Hiep acknowledged that the current project, especially through perspectives, diagrams, etc., is illustrative in nature and does not ensure technical proportions, so it is not clearly presented. According to him, Cua Lo town has a very clear viewpoint that the sea surface is reserved for the community, not for investors. The current project also shows that on the beach there are spaces such as open walkways, where tourists can walk without being obstructed. However, not all tourists have the economic conditions to enter the entertainment areas. Therefore, these tourists need to have a resting place, such as a lawn for camping, or a chair to rest and admire the sea view, etc.
