Real estate expert: 'Nghe An's real estate market is on the verge of a 'golden age,' especially green urban areas in the city center.'

On the morning of December 6, 2025, in Nghe An, the Vietnam Association of Real Estate Brokers (VARS) organized a seminar titled "Shaping Trends - Identifying the Potential of the Real Estate Market in Nghe An Capital".

The event attracted over 200 delegates, including economic experts, real estate specialists, business representatives, and investors. This activity is part of VARS's in-depth research series aimed at providing data, analysis, and forecasts for emerging areas on the national real estate map.

In his opening remarks, Dr. Nguyen Van Dinh – Vice President of the Vietnam Real Estate Association and President of the Vietnam Association of Real Estate Brokers (VARS) – emphasized that VARS is implementing regional research programs to identify markets with high potential but which have not been fully exploited. Nghe An possesses many important growth drivers such as an expanding economy, rapid urbanization, strong development of transportation infrastructure and industrial zones, and a growing demand for urban housing.

"The workshop aims to clarify the trends in population, economic, and urban migration and identify new drivers of the Nghe An real estate market, especially in the context of the green urban trend becoming an essential requirement in provincial centers," Mr. Dinh shared.

During the discussion session, Associate Professor Dr. Tran Dinh Thien - Member of the Prime Minister's Economic Advisory Group, former Director of the Vietnam Institute of Economics - provided an overall assessment of the economic context and position of Nghe An in the North Central region. He argued that the province is becoming a new growth pole thanks to its large economic scale, expanding industrial and service structure, and impressive FDI attraction. Economic zones and industrial parks have created a strong pull for labor, experts, and residents, leading to increased demand for housing and urban services in the central area.

"Vinh is attracting more and more high-income earners and the upper class, so the demand for high-end, quality housing projects will increase sharply," Mr. Thien emphasized.

From a market perspective, Ms. Pham Thi Mien – Deputy Director of the Vietnam Real Estate Market Research and Evaluation Institute (VARS IRE) – presented a report on the supply and demand of real estate in Nghe An over the past three years. New supply has shown an improving trend, increasing from approximately 1,100 units in 2023 to 2,400 units in 2024, and 1,900 units in the first 11 months of 2025. However, she emphasized that the market still lacks high-end projects, especially in the central core area (Vinh City), while the demand for housing from the middle and upper classes and long-term investment is rapidly increasing.

During the panel discussion"Green urban areas in the heart of the city: Development trends and sustainable living values"Experts agree that green urban areas, meeting criteria for green landscapes, green buildings, and green operations, are not just a trend but are becoming a new market standard, with increasing demand from customers, experts, and investors. Owning green spaces and water bodies, using energy-efficient green materials, and implementing green operations are considered factors that create a long-term competitive advantage for projects in the context of increasingly limited land in central areas.

The speakers agreed that the rapid pace of urbanization and the demand for high-quality housing in Nghe An require the participation of large investors with the capacity to implement modern, integrated projects that conform to planning regulations.

VARS Chairman Nguyen Van Dinh emphasized that Nghe An is entering a new phase of development with many converging driving forces, creating a foundation for a stronger and more sustainable growth cycle. Green urban projects are expected to make a significant contribution to shaping a modern urban landscape and improving the quality of life for the people.

At the conference, analyses revolved around the trend of green urban development in localities after mergers and the role of market-leading businesses.
