(Baonghean.vn) - Ordered a fake land title online with an agreed fee of 7,000,000 VND. Giang mortgaged a loan of 650 million VND and made a contract to transfer the land, but was discovered by the creditor.

On July 27, Tan Ky District People's Court tried the criminal case against Doan Thanh Giang (born in 1975), residing in Tan Ky town, Tan Ky district, for the crime ofuse fake documents of agencies and organizations.

According to the indictment: Doan Thanh Giang learned about Ms. Le Thi D., residing in Thi Tu hamlet, Tan An commune, Tan Ky district (a person who specializes in lending money but requires collateral) through an acquaintance, Ms. Ho Thi H., residing in Tan Hong hamlet, Huong Son commune, Tan Ky district, Nghe An province.

Around July 2021, because he needed money to build a house but had no valuable assets to mortgage, Giang came up with the idea of ​​ordering a red book to borrow money from Ms. Le Thi D.

Searching for information online, Giang saw an advertisement for a fake land title service, so he used his mobile phone to access the advertisement link and was connected to a woman. During the conversation, knowing that this woman had a fake land title service, Doan Thanh Giang made friends through a zalo account introduced as Thanh (other than that, he did not know any other personal information).

Giang texted to order a fake land title with an agreed fee of 7,000,000 VND. Giang provided personal information, along with information on land plot number 26, map sheet number 11, address at block 1, Tan Ky town, Tan Ky district, Nghe An province. This is the land plot information owned by Mr. D.TL, residing in hamlet 4, Nghi An commune, Vinh city, Nghe An province (the biological father of Doan Thanh Giang) to make a fake land title with the name of the owner Doan Thanh Giang.

About 4 days later, a delivery person came to deliver a package to Giang, inside was a Certificate of land use rights, house ownership rights and assets attached to land, CN code 887077 with the name of the owner Doan Thanh Giang, the same information that had been previously ordered to be faked. Giang paid the delivery person 7 million VND and then deleted all the messages, unfriended the zalo account named Thanh to avoid detection by others.

After receiving the fake land title, on July 5, 2021, Giang went to Ms. Le Thi D.'s house to mortgage the property and borrow VND 100,000,000 with an interest rate of 1.5%/month. On July 20, 2021 and July 23, 2021, Giang continued to borrow from Ms. Le Thi D. VND 145,000,000 and VND 55,000,000, respectively, with the above interest rate.

On August 4, 2021, Doan Thanh Giang continued to meet Ms. D. to borrow more money. This time, Ms. D. requested to make a contract to transfer land use rights for the land mortgaged by Giang, and at the same time made an additional commitment not to change the owner's name within 5 years.

On August 6, 2021, Doan Thanh Giang asked Ms. Hai and Mr. Tam (a judicial officer of Tan An commune) to make a contract to transfer land use rights for plot No. 26, map sheet No. 11 to Ms. Le Thi D. and her husband. After that, Giang continued to borrow from Ms. Le Thi D. the amount of 350,000,000 VND. The total amount that Doan Thanh Giang borrowed from Ms. Le Thi D. was 650,000,000 VND, with an interest rate of 1.5%/month. During the borrowing process, Doan Thanh Giang fulfilled his obligation to repay the principal and interest on time as agreed.

On March 16, 2022, Ms. Le Thi D. wrote a complaint accusing Ms. Ho Thi H. of using fake documents to defraud and appropriate property. At the same time, she suspected that the Certificate of land use rights, house ownership rights and assets attached to land, code CN 887077 in the name of owner Doan Thanh Giang, which Giang had mortgaged to borrow money, was fake, so she handed it over to the Investigation Police Agency of Tan Ky District Police for verification and investigation.

The Investigation Police Agency of Tan Ky District Police has requested an appraisal of the Certificate of land use rights, house ownership rights and other assets attached to the land, code CN 887077 in the name of owner Doan Thanh Giang. In the Conclusion of the Criminal Techniques Department of Nghe An Provincial Police, it was concluded that the Certificate of land use rights, house ownership rights and other assets attached to the land sent for appraisal was fake.

On March 23, 2022, realizing that his actions were illegal, Giang turned himself in to the Tan Ky District Police Department. At the time of his turn in, Giang had paid Ms. D. the principal and interest totaling 350 million VND and still owed 346 million VND.

At the end of the trial, the jury sentenced Doan Thanh Giang to 7 months in prison.
