Since the beginning of August 2024, the rural land market in some places in Nghe An has shown signs of warming up again. However, land transactions are mainly in beautiful planning areas, near district and commune centers.

According to the survey, from the beginning of August 2024 until now, rural land in Yen Thanh district has been traded in some beautiful locations. Ms. Nguyen Thi Minh in Yen Thanh town, Yen Thanh district said: In early March 2024, I bought a plot of land along National Highway 48E through Son Thanh commune for more than 2.1 billion VND, and in early October 2024 I sold it for 2.2 billion VND.

According to Ms. Minh, this plot of land is negotiable because it is in a beautiful location, near the center of Son Thanh commune and near Bong market in Bao Thanh commune, where commercial services are developed, so many people ask to buy it.

Along the National Highway 7B and 48E areas, land prices have increased slightly. Land plots that people used to trade for 2.3 billion VND have increased to 2.4 billion VND since the beginning of 2024, but the number of transactions has not been much. In addition, land in the Yen Thanh urban area project, Yen Thanh town, after a period of stagnation, has now seen some transactions, with land prices increasing slightly from 19 million VND/m2.2up to 20 million VND/m2.

Through research, it is known that Yen Thanh district has children working abroad sending home a lot of remittances, while bank interest rates are low, so many people choose to buy land.

According to the report of Yen Thanh District People's Committee, up to now, Yen Thanh District has collected over 260 billion VND from land money. From now until the end of the year, the district will continue to organize auctions in the communes of Tang Thanh, Hoa Thanh, Nam Thanh, and Hong Thanh.

In Dien Chau district, there are 3 quite large urban areas. Currently, the price has also increased slightly, such as Dien Ngoc urban area, Dien Chau 19 million VND/m2now increased to over 20 million VND/m2However, land transactions here are not many.

Through the survey, in Dien Chau district, land prices can only be traded on some plots of land on National Highway 1, National Highway 7A, 7B, concentrated in Dien Hong, Dien Phuc, Dien Ky, Dien Xuan communes... Some locations far from the district center such as Dien Nguyen, Dien Lam, Dien Doai communes... have to cut losses.

Mr. Nguyen Van Thong - Director of the Dien Chau District Land Registration Office Branch said: The real estate market in Dien Chau has changed but there are few transactions. During the "land fever" period, there were about 120-150 sets of transfer contract documents per day, but now there are only 10-15 sets of transfer documents per day.

Mr. Chu Duy Phong - Head of the Finance Department of Dien Chau district added: From the beginning of 2024 until now, the budget revenue from land use rights auctions has reached over 400 billion VND, but in land auctions, there is still a situation where "land brokers" bid quite high prices for some land lots and then abandon the deposit, creating a virtual price level to manipulate the market.

In Do Luong district, the market only trades a few plots in well-planned areas, mainly concentrated in the town. In many communes far from the center of Do Luong district, land is even more difficult to trade.

A real estate broker in Do Luong district shared: More than 2 months ago, he won an auction for 2 plots of land in Yen Son commune, starting price 2.3 billion VND/plot, winning bid 2.9 billion VND, up to now he has put them up for sale but no one has bought them yet.

According to the report of the Office of Land Use Rights Registration of Do Luong district, in the past, the real estate of Do Luong district was quite bustling, every day the office received over 100 sets of transfer documents, the staff and workers of the unit had to work through Saturdays and Sundays. But now each day only receives 15-20 sets of documents; there are quite a few plots of land that investors bought 2-3 years ago with large values ​​​​that are "stuck" and cannot be sold.

A representative of the Nghe An Department of Construction added: From the beginning of August 2024 until now, the real estate market in Nghe An has shown signs of "warming up" again but not evenly. For land in urban area projects in Nghe An, the price is currently stable, the price has not increased.
