Land transactions in many mountainous districts of Nghe An province are sluggish.

(Baonghean.vn) - Unlike the bustling activity in the plains and cities, the land market in the mountainous districts of Nghe An province is very quiet. In fact, many areas have planned and built infrastructure but still cannot sell their land plots.

For example, in Tan Lac town, Quy Chau district, located right in the center of the district, land transactions are very difficult. Ms. Nguyen Thi Huong, a land administration officer in Tan Lac town, said: From 2016 to the present, the town has planned over 15 residential land plots, but it took 2-3 auctions to sell only 10 plots, and currently 5 plots remain unsold.

The reason land plots here are difficult to sell is due to the challenging economic conditions in the mountainous region; the land plots are not located along national highways, making them less profitable, thus attracting few buyers.

From the beginning of 2018 until now, Quy Chau district has auctioned off 55 land plots, but only 5 plots in Tan Lac town have been sold, worth 1.6 billion VND. Many communes still have unsold land plots, such as Chau Phong commune with 20 plots remaining, and Chau Nga commune with over 20 plots… In 2018, the province set a target of over 3 billion VND, but it seems difficult to achieve.

Similarly, Anh Son district still has quite a few communes with unsold land for auction. A typical example is Thanh Son commune, which in 2018 planned to auction 12 land plots with a starting price of 1 million VND/m2 and announced the auction would be held on September 28th, but no one submitted an application, so the auction had to be canceled.

According to a representative from the Finance and Planning Department of Anh Son district, from 2016 to the present, Anh Son district still has over 70 plots of land that have been planned for auction but have not yet been sold. The communes with the most remaining plots are Cam Son (47 plots), Thach Son (10 plots), and Dinh Son (10 plots)...

Surveys show that land plots in mountainous and semi-mountainous districts are difficult to sell. While there is still demand for residential land, financial difficulties and tight bank lending restrictions mean that low-income individuals who need land cannot afford to participate in auctions. Meanwhile, profitable land plots in mountainous areas are becoming scarce. These factors have negatively impacted the results of land auctions in mountainous districts, affecting overall budget revenue.
