People order fake land ownership certificates online to use as collateral for bank loans.
To borrow a large sum of money, a kindergarten teacher ordered a fake land title online that looked similar to a genuine one issued by the government, but with an increased area and a change from land for perennial crops to residential land.
On July 10th, information from the Huong Khe District Police (Ha Tinh province) indicated that the Criminal Investigation Department of the Huong Khe District Police had issued a decision to prosecute Hoang Thi Tuyet (born in 1985), residing in Thuong Hai village, Gia Pho commune, Huong Khe district, for the crime of "Using forged documents of agencies and organizations".
Accordingly, on June 26, 2017, Hoang Thi Tuyet and her husband, Nguyen Van Xin (born in 1974), were granted a land ownership certificate by the People's Committee of Huong Khe District for plot number 248, map sheet 49, with an area of 288.3 square meters.2Located in Pho Thuong village, Gia Pho commune, Huong Khe district. The land use purpose is for perennial crop cultivation.
The suspect is Hoang Thi Tuyet.
Due to the need to borrow a large sum of money, and because the aforementioned land title deed was insufficient, around February 2023, Hoang Thi Tuyet used her personal Facebook account named "Hoang Tuyet" to order a fake land title deed online for 6 million VND. This fake land title deed had the same number, plot number, map sheet, and address as the land title deed that the People's Committee of Huong Khe District had issued to Tuyet and her husband.
However, in order to qualify for a large bank loan, Tuyet falsely declared an increased land area of 300 square meters in the forged land title certificate.2At the same time, creating this fake land title deed "transformed" land designated for perennial crops into residential land.
Around March 2023, Hoang Thi Tuyet brought this fake land title certificate to the Bac A Commercial Joint Stock Bank branch in Huong Khe town to pawn it and borrow 100 million VND. During the application process, authorities discovered that the certificate was fake and reported it to the police.
On July 5, 2023, the Investigation Police Department of Huong Khe District issued Decision No. 33 to initiate criminal proceedings and Decision No. 46 to prosecute the suspect, along with a travel ban against Hoang Thi Tuyet.
It is known that at the time of committing the offense, Hoang Thi Tuyet was a teacher at a kindergarten in Huong Khe district.
