Many apartment projects put pressure on infrastructure in Vinh City.

(Baonghean.vn) - Vinh City currently has hundreds of apartment buildings, but most of them are low-rise housing, some projects are interspersed in residential areas, lacking social infrastructure and public services.

Currently, in Vinh city, there are about 107 projects of enterprises investing in the field of urban areas, housing areas and apartments with a total area of ​​about 1,094 hectares of land; the total estimated investment is 60,000 billion VND with about over 45,000 villas, townhouses and apartments (accounting for about over 80% of investment projects in Nghe An province).

Regarding apartments alone, Vinh City currently has 71 projects with a total of 123 works, including 12 projects to build independent apartment buildings. However, the scale of project investment is mainly small.

Most of them are low-rise houses or independent apartments, some projects are interspersed in residential areas, lacking social infrastructure and accompanying public services. These are the Trung Duc Trade Center and Luxury Apartment projects; Nghe An Oil and Gas Building in Quang Trung Ward; Sao Nghe Commercial Service and Apartment Project in Hung Binh Ward...

It is worth mentioning that the land for housing construction accounts for a large proportion, while the planning criteria for construction of parking lots, public works, cultural institutions, trees, roads, etc. are still at the minimum level. This inadequacy is leading to difficulties in constructing infrastructure such as water supply, electricity supply, drainage, public lighting and tree arrangement along the roads. For example, the housing project of Vinaconex 9 Construction Joint Stock Company in Nghi Phu commune, of Dai Thanh Investment and Construction Joint Stock Company in Trung Do ward, etc.

Some urban areas and residential areas such as the Hotel Complex Project, Medical Equipment and Pharmaceutical Supermarket and Housing Project in Nghi Phu Commune of Minh Khang Company Limited; Cua Tien Urban Area... have been adjusted many times during the planning process; the adjustments are often in the direction of increasing construction density, reducing green and public areas, changing the original planning objectives and nature.

Mr. Le Sy Chien - Vice Chairman of Vinh City People's Committee said that some investors are focusing on profits, not paying attention to overall social benefits; not researching and surveying carefully before investing. On the other hand, the financial capacity of some investors is not really as reported in financial reports, mainly relying on bank loans and capital mobilized from customers; many businesses do not have experience in real estate business activities.

"We propose that the Provincial People's Committee, Departments and branches support the Vinh City People's Committee in requesting the Investor to implement regulations on architectural plan agreements, landscape architectural lighting, infrastructure system structure, trees; at the same time, unify the application of planning criteria at the average level in the process of appraisal and approval of planning... in urban area projects, housing areas, and apartment buildings in the City. It is necessary to gradually limit the investment in the construction of small apartment buildings without accompanying infrastructure in the inner city area; especially the conversion of land use purposes from other purposes to land for apartment building if the technical and social infrastructure of the area does not really meet the requirements." - Mr. Le Sy Chien emphasized.
