In recent years, Nghe An has become a bright spot, consistently ranking in the top 10 nationwide in attracting foreign direct investment (FDI). By the end of 2024, Nghe An province had 151 FDI projects with a total registered investment capital of approximately 5.8 billion USD, ranking 22nd out of 63 localities in terms of total registered investment capital.
In the first two months of 2025, the province granted licenses to one new project with a total registered investment capital of $1.5 million, adjusted the capital of two projects with a total increase of $8 million in registered investment capital, bringing the total registered capital for new and adjusted projects to $9.5 million.
Accordingly, Nghe An province has also attracted many large-scale electricity and electronics projects belonging to the global supply chain from major investors such as Luxshare ICT, Shandong, Radiant, Everwin, Foxconn, Sunny, Goertek, Tan Viet, Juteng, and Runergy.
FDI projects registered in Nghe An come from 14 countries and territories, with investors from China, South Korea, Hong Kong, Thailand, Taiwan, Japan, Singapore, India, Australia, and the United States leading in terms of registered investment capital.
Along with the expansion of investment activities in Vietnam, the demand for accommodation for experts and high-quality personnel of foreign companies is constantly increasing. Currently, there are many experts, engineers, and foreigners working in Nghe An.
It is projected that in the next 10 years, Nghe An province will see an additional 20,000 foreigners coming to work. However, the current accommodation and housing facilities in Nghe An do not meet this demand. This group consists of high-income individuals who, outside of work hours, want to spend time enjoying and experiencing life in Vietnam. Therefore, the need for high-end, modern accommodation combined with a workspace is crucial.
A 2023 survey conducted by Luxshare ICT Group revealed that approximately 700 professionals working in Nghe An province live in private homes, rented apartments, or collective housing areas, and many have a need for a comfortable home with a living space that stimulates morale and enhances work efficiency.

In Ho Chi Minh City, District 1 and District 3, which have a high concentration of coworking spaces, also recorded a 20-30% increase in apartment rental prices during the 2020-2024 period.
In fact, the real estate market also notes that projects and residential areas with integrated coworking spaces always have higher values than other conventional areas due to their attractiveness and rental potential.
According to experts, Vietnam in general and Nghe An in particular possess all the necessary elements (low cost of living, abundant resources and internet service costs, friendly living environment, security, and safety) to attract the international digital nomad community, creating opportunities for investors and residents to own properties with coworking spaces.
Recently, the government announced policies to attract investment, encourage the development of the digital economy, increase remote job opportunities, and leverage growth for real estate with these amenities.
