Is it possible to split a single land title certificate to cover multiple plots of land?
I have a single land ownership certificate for two plots of residential land, even though these two plots are not adjacent and are located at two different addresses. Now I want to split the certificate into two separate certificates, each recording one plot of land. Is this possible? This is a question from Mr. Hoang Thanh S. (Tam Dong commune, Nghe An province).
Reply:According to Point VII, Section C, Part V, Appendix I of Decree 151/2025/ND-CP, in cases where a land use certificate has been issued for multiple plots of land and the land user now wishes to have a separate certificate issued for each plot, the land user has the right to apply for a certificate exchange procedure to obtain a separate certificate for each plot of land, specifically as follows:
VII. Procedures for replacing previously issued certificates
1. Cases for replacing previously issued certificates:

c) Certificates that were issued jointly for multiple land parcels but are now issued separately for each parcel according to the needs of the land users, and cases of exchanging land use right certificates and ownership certificates for assets attached to land as stipulated in Section 7, Part XV of “Part C. PROCEDURES FOR REGISTERING LAND AND ASSETS ATTACHED TO LAND”;
Therefore, in your case, you have the right to split the land title into two separate titles as you wish using the aforementioned exchange procedure.
