Multidimensional interaction and development, from attracting foreign investment to Nghe An to the expansion of migration and settlement flows in many countries, has brought about deep integration for Nghe An in economic and urban development. The lifestyles and consumption patterns of urban residents have also changed, creating momentum for the development of new-generation urban forms.

Nghe An: The economic center of the North Central region.

With its strategic geographical location, abundant resources, and large workforce, Nghe An is gradually asserting its role as the economic center of the North Central region – one of the driving forces of the country's economic development.

The province's transportation infrastructure, encompassing sea, river, air, rail, and road transport, has shaped its economic strengths, making it a leading destination for FDI nationwide. Cua Lo seaport and Vinh airport are being upgraded to meet the growing demand for cargo and passenger transport. This not only helps Nghe An become an important logistics hub but also facilitates easier access to international markets for businesses in the region. To date, many sections of the North-South expressway have been opened, shortening travel time between Nghe An and other provinces in the Northern key economic region, especially to Hanoi, to approximately 3.5 hours.

Along with economic development comes the prevalence of new consumer styles and higher demands for a better quality of life among urban residents. Not only are urban areas in Nghe An approaching major cities like Hanoi and Ho Chi Minh City, but they also meet the high demands of a region that adheres to many stringent criteria: satisfying diverse and modern consumer and entertainment needs, while also emphasizing high aesthetics, cultural values, and sustainable development.

Transportation infrastructure is closely linked to green, sustainable development and well-planned infrastructure.

The demanding requirements of consumers have driven the formation of a new generation of urban models, surpassing the typical criteria of older urban models. For example, cities with narrow transportation infrastructure are no longer suitable in a context where most people own cars. The need for parking requires not only wide roads but also shaded areas within the city, and extensive infrastructure must be accompanied by green infrastructure. The demand for amenities also goes beyond visually appealing features, requiring a deeper level of experience: commercial services, international schools, hospitals equipped with advanced technology, amenities that positively impact health, and facilities that meet modern development criteria such as sports fields, year-round salt electrolysis swimming pools, or high-quality artistic spaces like musical fountains and art squares that can serve various cultural and social activities of the city. Residents need an integration of a convenient, modern lifestyle while still maintaining community connection and a strong community voice on common social issues. This is what has led to the early development of well-planned model mega-cities in Nghe An, enabling the province to surpass Da Nang, Can Tho, and many other major cities nationwide to become one of the areas with model mega-cities, comparable to Hanoi and Ho Chi Minh City in terms of urban living standards.

The large area of greenery and water features at Eco Central Park helps to adapt to the climate of Nghe An.

Exemplary of a meticulously planned mega-city model that meets the stringent demands of urban residents in the new trend, Eco Central Park has become a model of scale, synergy of amenities, commerce, services, and lifestyle. The urban planning ratio is impressive through three key parameters: 43% of the area is dedicated to landscaping with parks, squares, water features, walking paths, sports fields, communal gardens, and resident gardens; 39% is allocated to transportation infrastructure and amenities serving residents, notably featuring extensive transportation infrastructure with 70m, 34m, and 24.5m wide boulevards and internal roads at least 14m wide, all covered in a multi-layered green landscape; and finally, the lowest percentage of the urban area is occupied by construction, at only 19% of the total area. This helps to transform a home from just a space within four walls into a synergistic blend of important elements that create a worthy living environment for generations to come.

This also explains the influx of thousands of professional real estate personnel from Hanoi and Ho Chi Minh City to Eco Central Park in recent times to learn, experience, and research the new generation mega-city model.

Participating in the experience on September 16th, Ms. Phat Nguyen from IQI Vietnam Co., Ltd., from Ho Chi Minh City, expressed: “We have witnessed the development of many large urban areas in Hanoi and Ho Chi Minh City, but we were truly overwhelmed when we came to Eco Central Park. It combines the modern and luxurious elements of an urban area while preserving unique local values such as the native tree conservation park, the Campus Park for experimental learning, and the use of large-scale water features and landscaping to create a microclimate, helping to keep temperatures cooler in Vinh City during the summer. It also features structures that represent the province's strong development in the new era, such as the iconic Central Park Residences tower, the musical fountain square, and the light square. We were truly impressed with the transportation infrastructure planning; the roads are 2-3 times wider than in other cities, and the connectivity between amenities and commercial and service facilities is very well-organized, approaching the planning vision of Singapore – a country that is ahead of us.” many years of urban development."

The well-planned layout and connectivity have helped Eco Central Park become a model urban area in Nghe An province, hosting numerous cultural, social, and entertainment events for the province in general and the former Vinh City in particular. The appeal of this large urban area within the city has also prompted a significant portion of the population to change their living standards, shifting from a focus on individual houses to more stringent requirements for a living environment with complete, modern, integrated amenities, security, and quality.
