(Baonghean.vn) - The massive influx of real estate "eagles" and the rapid increase in real estate prices are signs that Ha Tinh province is facing a golden opportunity to "transform into a dragon".

Several factors are driving market upgrades.

Ha Tinh is known as a land of "spiritual and talented people," possessing many advantages in terms of human resources and abundant natural resources. It is considered a crossroads between the two major economic hubs of the country, Hanoi and Ho Chi Minh City, and lies within the East-West economic development corridor of the Mekong sub-region via the Cau Treo border gate.

With a coastline stretching 137 km, Ha Tinh boasts many beautiful beaches such as Thien Cam and Xuan Hai, as well as dozens of famous historical sites and scenic spots, attracting tourists to visit, experience, and relax. This favorable factor promotes the development of tourism, services, and real estate industries, with various products such as restaurants, hotels, shophouses, and resorts.

Currently, the province has two national-level economic zones: the Vung Ang Economic Zone and the Cau Treo International Border Gate Economic Zone; two industrial parks, Ha Vang and Gia Lach, included in the National Industrial Park Planning; and 23 industrial and handicraft clusters. With tens of thousands of foreign experts working and living in the province, along with a large number of Vietnamese expatriates returning from abroad, the demand for high-end properties with modern amenities and facilities has become urgent, causing the Ha Tinh real estate market to heat up day by day.

Creating momentum for breakthroughs with mega-projects.

Its advantageous geographical location, infrastructure, and open-door policies have helped Ha Tinh gradually become an attractive new investment destination. Furthermore, the advantage of a large land area, sufficient to accommodate large-scale projects, along with reasonably priced land at the starting point, also contributes to the attractiveness of the real estate market here.

In recent years, this market has proven its attractiveness with a series of eco-urban projects, golf courses, and resort complexes... For example, from the early months of 2020, even amidst the Covid-19 pandemic, Ha Tinh continuously received investment news such as Vingroup participating in the bidding for a $1 billion project covering 136.8 hectares; Tan Hoang Minh Group investing VND 1,500 billion in a project on Nguyen Huy Tu Street; T&T investing over VND 3,680 billion to build an urban area in the south of the city and a commercial and service urban area project, eco-villas…

In 2021, T&T Group proposed a "mega-project" worth over 50,000 billion VND. Simultaneously, Nha Trang Bay Construction Investment Joint Stock Company also submitted a document to the People's Committee of Ha Tinh province requesting approval for a feasibility study and planning for a 330-hectare tourist urban area project with a total investment of 4,000 billion VND.

Entering 2022, the Chairman of the People's Committee of Ha Tinh province issued a decision allowing Onsen Fuji Group Joint Stock Company to implement the Wyndham Costa Ha Tinh high-end beach resort project. Ecopark Group Joint Stock Company also proposed developing a new project, marking a new milestone in the development of Ha Tinh's real estate market and affirming the attractiveness of this "golden land" that is attracting considerable interest and attention from investors.

"Transforming into a Dragon" with a newly established price level.

According to experts, multi-billion dollar projects have contributed to the booming real estate market in Ha Tinh. Thanks to attracting the attention of large corporations, land prices in Ha Tinh have increased 5-10 times in the last 5 years. According to statistics from the Land Registration Office - Department of Natural Resources and Environment of Ha Tinh province, in the first half of 2022, the unit processed over 29,000 land-related transactions. Meanwhile, in 2020, the total number of transactions to be processed in Ha Tinh province was approximately 84,000, and in 2021 it exceeded 122,000.

Another clear example is that during the peak of the fourth wave of the pandemic (June-July 2021), Ha Tinh successfully auctioned off land plots at significantly higher prices, exceeding many previous price increments. Thus, land prices in Ha Tinh are clearly rising, and investment demand is increasing, especially in the northern area – considered "prime land" with numerous planned projects.

According to experts, Ha Tinh possesses significant internal potential but has not been fully exploited. In contrast to major cities like Hanoi, Ho Chi Minh City, and Da Nang, where land is increasingly scarce and expensive, and opportunities for development and breakthroughs are limited, Ha Tinh still has considerable untapped potential.

To date, with strong administrative reforms, preferential policies to attract investment, and well-planned infrastructure and transportation, Ha Tinh has undergone a positive transformation, becoming an ideal business environment, especially in the real estate sector, and is poised for significant growth.
