Reply: According to Clause 3, Article 37 of the 2024 Land Law, individuals who sublease land in industrial parks, industrial clusters, and high-tech zones have the following rights and obligations:
- In case of land lease or sublease with one-time land rent payment for the entire lease term, the rights and obligations are stipulated in Clause 1, Article 37 of the 2024 Land Law;
- In case of land lease or sublease with annual land rent payment, the rights and obligations are stipulated in Clause 2, Article 37 of the 2024 Land Law.
Individuals who are allocated or leased land by the State and are exempted or have reduced land use fees or land rent have the same rights and obligations as those who are not exempted or have not had their land use fees or land rent reduced.
Individuals using land leased from organizations and individuals not falling under the cases specified in Clause 3, Article 37 of the 2024 Land Law have rights and obligations according to the provisions of civil law.
