Investors invest thousands of billions in project landscape

The project has world wonders, ocean park, cherry blossom street... becoming a guarantee of sales in the real estate market.

In the past 12 months, the Southern real estate market has seen a surge of projects with investors lavishing attention on landscapes and unique, unusual, and most expensive amenities ever.

The investment level for these landscape facilities is at least tens of millions of USD and at most up to hundreds of millions of USD, or up to thousands of billions of VND. It is worth noting that some landscape facilities have created a fever when attracting many people to the project to "check in", take pictures and even become a sales guarantee for businesses in 2017.

A residential project in Duc Hoa, Long An, bordering Saigon through the Northwest urban axis of Ho Chi Minh City, has caused a big surprise to the suburban real estate market when investing in a cluster of world-wonder model parks and a childhood park that attracted more than 5,000 visitors on weekends. From a purely commercial land, housing, and residential project, this place has suddenly become a new tourist destination for teenagers, young people, children, and even adults.

The most prominent features of this park cluster are models of world-famous architectural works such as: Eiffel Tower (France), Leaning Tower of Pisa (Italy), Sydney Opera House (Australia), Statue of Liberty (USA), St. Basil's Cathedral (Russia), London Tower Bridge (UK), Taj Mahal Temple (India). Also in this project, there is a children's park for children with many models of prehistoric dinosaurs, a system of canals, and a large regulating lake.

The total investment for the park and landscape complex in the project was revealed by the investor to be about 10 million USD. In return for the investment in landscape utilities of up to hundreds of billions of VND, the investor of this project had record high sales, consuming 4,000 products in 2017, more than double compared to 2016.

In terms of huge landscape amenities, we must mention the 2 billion USD project located on the frontage of National Highway 13, Thu Duc District, more than 1 km from Binh Trieu and Pham Van Dong Bridges. This project has amenities such as the Ocean World ocean theme park developed by Korea in cooperation with the investor with a capital of up to 300 million USD including underwater games, artificial beaches, lazy rivers... In addition to these trillion-dollar amenities and landscapes, the project also has a marina, riverside park, and canoe bus route.

With a huge investment in landscape amenities, the price of real estate in this project is also very expensive and highly liquid even though the price of houses and land is not less than 6 billion VND per unit. In 2017, the company sold more than 300 commercial townhouses and garden townhouses to the market with an average price of 6-9 billion VND per unit.

In 2018, the investor continued to launch high-end commercial townhouses with a value of 10-12 billion VND each. In the first 2 months of the year, it was positively received with nearly 100 products successfully offered for sale. Before 2016, the company successfully offered nearly 1,000 plots of land/townhouses to the market. Currently, many products have been built and handed over, attracting 40% of residents to move in within just 3 years.

To the south of Saigon, a 2,500-unit complex located on Nguyen Luong Bang and Tan Phu streets, District 7, is also considered to be outstanding in terms of amenities and landscapes for the first time in Vietnam. This complex has a unique highlight of cherry blossom street scenery.

The project was admitted by the investor to be the most expensive in 2017 because the company invested heavily in landscaping. In return, the project was successfully launched in the first two phases, selling 600 units last year and continued to "sell out" when it opened for sale in the first quarter of 2018.

Similarly, an urban area project with a landscape utility of a Koi fish field in Binh Chanh in Japanese style also caused a fever in the real estate market of Ho Chi Minh City. Announced at the end of 2017, launched and appeared in Saigon from the first quarter of 2018, the unique landscape made this project attract the attention of customers and investors and also became a "check-in" location for many young families.

General Director of DKRA Company, Pham Lam confirmed that large-scale housing projects with well-invested landscapes, well-designed designs and synchronous planning are becoming positive factors that have created a storm in the real estate market recently. Green parks and new landscapes, with entertainment spaces connecting the community, are becoming a sales guarantee, easily convincing home buyers, and at the same time attracting the most investors today.

Mr. Lam said that the consumption of products of these projects has been recorded at a good level or better. Even in Ho Chi Minh City and neighboring areas, many projects have created a fever of selling out, even recording record consumption thanks to unique landscape amenities.

The reason is that buyers increasingly demand a more classy and livable quality of life. The trend of greening living spaces with water, trees, and flowers is a trend that is receiving strong support.

However, according to this expert, good landscape and amenities alone are not enough, because home buyers are also interested in many other factors such as: product quality, investor brand and price as well as project potential. Therefore, the attractiveness of the project is a resonance of many value chains.

According to DKRA CEO, to actually implement large-scale landscapes and facilities such as parks and entertainment areas in accordance with the original design is not a simple task and will certainly increase costs significantly.

Mr. Lam stated that the condition for the landscape facilities of a housing project to catch the eye of customers is that these items must be built before or in parallel with the project implementation. The investor must have abundant financial resources to be able to implement the landscape and facilities in a systematic and synchronous manner with the project.
