Minh Khang Trading Company Limited: Efforts to complete real estate projects in Vinh City

The project "Hotel complex, supermarket for trading in Pharmaceuticals - Medical equipment and housing" is conveniently located on Le Nin Avenue (Vinh City). When implementing the project, Minh Khang Trading Company Limited planned appropriate functional zoning, especially prioritizing the construction area of public works such as kindergartens, cultural houses, sports areas, trees, parking lots, traffic systems, etc.
The project has a total area of over 78,627m2, with 3,841.34m2 of land planned for construction of high-rise apartment buildings (2 social houses); 49,112.84m2 of land for construction of low-rise houses (including 241 commercial service houses, 20 townhouses and 34 villas); 1,879.45m2 of land for construction of commercial centers; 2,582.36m2 of land for construction of kindergartens; 482.70m2 of land for construction of cultural houses; 2,323.35m2 of land for trees, sports, parking lots and 18,405.25m2 of traffic land.
One of the most difficult issues during the project implementation was compensation and site clearance. The project started in April 2007, but it was not until December 2009 that the inventory and compensation and site clearance plan were completed.
By June 2010, 120 out of 131 households had received compensation, while 11 households had not agreed to hand over land to the project with a total land area of 8,716.4 square meters (because the land area of these 11 households was interspersed on the project land in a "leopard skin" style, so the investor could not yet proceed with construction, leveling the ground, and building internal roads). By June 2013, 11 households had agreed to hand over land to the project. In addition, due to the need to resolve a number of issues regarding reclaimed land, it was not until March 2016 that the compensation and site clearance work was basically completed.
However, the land allocation on the project site compared to the land allocation decisions of the Provincial People's Committee is still insufficient (there is still 10,858m2 missing that the investor has paid land tax), and the investor was only able to communicate with this missing land area on October 26, 2017.

As one of the capable enterprises in the field of construction investment, since 2011 the investor has completed paying 100% of the land use fee for the project (on an area of 78,627m2), but in reality was allocated land with an area of 73,224.8m2 (still short of the approved planning of 5,402.5m2).
After being allocated the land, the investor quickly started construction of the project items and up to now, the essential technical infrastructure has reached 70% of the volume, such as: Internal roads have completed the gravel grading of the road surface, ensuring stability for motor vehicles transporting materials and supplies in and out to serve the construction of the project.
Completed domestic water supply system; Drainage system; Power system (1,000 KVA transformer station); Communication system has completed construction of main axes and currently the network operator has arranged the network to households in need of connection to operate normally.
At the project, there are a total of 295 customers who have signed to contribute capital to build townhouses and villas and have invested quite synchronously in technical infrastructure. Currently, the project has attracted 56 households who have built and are building houses. Social housing projects, high-rise apartments, kindergartens, cultural houses, hotels, etc. have completed investment preparation work (survey, design) and are preparing documents to build a high-rise social housing apartment building.
During the implementation process, despite some difficulties and problems, the project "Hotel complex, supermarket for trading in Pharmaceuticals - Medical equipment and housing" has received the attention and support of relevant levels and sectors and the efforts of Minh Khang Trading Company Limited, the project is becoming one of the ideal living places for households, and at the same time a highlight in Vinh urban area.
