Quang Trung high-rise apartment complex has become a development highlight for both Quang Trung ward and Vinh city. On Quang Trung Street - one of the main roads in Vinh City and always attractive to real estate investors, there are more and more completed high-rise projects with different architectures. The 17-storey TECCO commercial service and residential complex was previously the tallest building on Quang Trung Street, but very quickly after that, other buildings surpassed it, such as the 33-storey Muong Thanh - Song Lam Hotel. The lack of uniformity in height and architecture of high-rise buildings has made the urban face of Vinh inconsistent.

Each construction project has different values ​​and functions and therefore the architecture of the project is also different. However, because there are no specific regulations in this field, the architecture, height... of the project are all subject to the subjective opinion of the investor. Therefore, on Quang Trung Street, the architecture of TECCO, HANICO, Dau Khi, Muong Thanh... is "each one has its own style". Some people commented on that "multi-color, multi-faceted" situation: If the investment in building high-rise buildings continues as it has recently, it will not be long before those projects themselves will disrupt urban planning and architecture and it will be very difficult to overcome the consequences. Therefore, strict and timely regulations are needed in this field.

Therefore, Quang Trung Ward needs to be planned synchronously, promptly and have appropriate policies to attract investment projects to meet the housing needs of the people, at the same time build a multi-functional commercial service center of Vinh City. In the coming time, attention should be paid to the architecture of the works, because there is still a lack of construction works of the right scale, bearing the characteristics of the central area...".

Need to do good planning work

One of the "headaches" of planners and architects in Vinh City is the situation of "breaking up" too many frontage plots of land, and building houses according to people's preferences. The "shredding" of land on the streets combined with the unsynchronized housing architecture has caused the urban face of Vinh to be deformed and lose its beauty... Many people from far away who come to Vinh regret that: Vinh City has many advantages to plan into a modern city, with works worthy of a center of the entire North Central region, but due to poor planning work and especially the management and construction of people's housing projects on main roads.

Architect Nguyen Viet Duc - Deputy Head of the Urban Management Department of Vinh City People's Committee admitted: "Currently, there are still no specific regulations on residential architecture, so when organizations and individuals build projects, the architecture is different. On some main streets such as Quang Trung, Le Loi, Le Hong Phong, Tran Phu... there are some large-scale construction projects, but they are only independent projects, lacking harmonious connection with other projects, lacking urban highlights. To overcome this situation, it is necessary to have a wide-ranging planning and specific regulations on the architecture of construction projects. Organizations and individuals when investing in construction projects need to take into account the related structure and functionality of the project...".

Through discussions with a number of architects, they all have the same opinion that the Le Nin Avenue axis (from the Customs Department to Kenh Bac Bridge (3-2 Bridge) is considered one of the beautiful streets of Vinh City, this can be considered a highlight of Vinh urban area. Here, there are many high-rise buildings but the height of the buildings is very reasonable, harmonious, suitable for the climate conditions of the Central region, especially the construction works have very suitable distances, creating a wide, airy space and the buildings all have "setbacks", showing the characteristics of an administrative center.

According to the plan, Vinh City will expand to Cua Lo Town and the road axis is considered the driving force for socio-economic development, Vinh - Cua Lo Boulevard, so in the coming time there will be conditions to plan and invest in building highlights of Vinh city. However, if the planning work is not done well, it will be difficult to avoid the situation where some real estate projects chasing profits will "divide plots and sell land", causing many difficulties for large, strategic projects...

…It still takes time, there is still much to do for Vinh City to become a worthy urban area of ​​the North Central region, but I believe that with the active participation of all levels, sectors, consulting and construction units… then in the near future, Vinh City will reach its destination.
