In 2007, Vuon Xanh Industrial and Commercial Joint Stock Company (Ho Chi Minh City) decided to invest in a large-scale real estate project in Do Luong. The investor turned a low-lying area of ineffective rice production on the outskirts of town into the Vuon Xanh New Urban Area, aiming to create an urban highlight and an ideal living space for the people. Mr. Nguyen Canh Hai, a resident of the new urban area, said: “Previously, my family lived in the center of Do Luong Town, but when there was a project to build the Vuon Xanh New Urban Area, in 2008, my family decided to buy a 189 m2 plot of land for more than 300 million VND to build a house. Here, the technical infrastructure is planned and built synchronously, especially the internal roads are quite wide, airy, with many trees and a lake... We are very satisfied with the space and living environment here”.

What attracted a business from Ho Chi Minh City to boldly invest in a large real estate project in Do Luong? Mr. Nguyen Tat Thanh - Chairman of Do Luong District People's Committee explained: "This is the result of the province's and district's efforts to mobilize and attract investment. In particular, the district is interested in solving difficult problems and creating favorable conditions in all aspects for investors to implement the project". The new urban area Vuon Xanh in the south of the town has an area of 15 hectares, planned into 6 neighborhoods including 388 plots of land. Here, the investor has built modern neighborhoods that suit the needs of the people, such as: Phu Quy neighborhood is semi-detached and detached villas (16 plots); Song Loc neighborhood is townhouses (133 plots); Hung Vuong neighborhood is townhouses (49 plots) ... meeting the requirements of a civilized and modern new urban area.
Green Garden Technology and Trading Joint Stock Company has invested nearly 100 billion VND to complete synchronous technical infrastructure items such as electricity system, clean water, roads, drainage ditches, sidewalks, planting trees, building regulating lakes... In addition, the Urban Area also arranges public service works including internal markets, food service stores, sports areas, medical stations, kindergartens... Currently, customers have purchased all the land plots, and more than 40% of families have built houses to live in the new urban area.
Also from the open investment attraction policy and always creating favorable conditions for units and enterprises to explore investment opportunities in the real estate sector, recently, Do Luong Town has attracted another large-scale new urban area project in the West of the town, which is Cau Dau New Urban Area. Mr. Tran Van Mao - Investor of Cau Dau New Urban Area project said: "Currently, the enterprise has carried out site clearance, road construction, electricity, water, etc. The project has completed more than 80% of the work volume and will continue to speed up the progress to hand over land to customers".
Good planning management
Tan Son Commune has just been approved by the province to become Tan Son Town and thus, this town will also be an urban highlight connecting with the new urban areas of Vuon Xanh and Cau Dau, forming an important urban triangle, which will be the driving force for the development of Do Luong Town to rise to the level of a town in the near future.
According to Mr. Nguyen Tat Thanh - Chairman of Do Luong District People's Committee, "Up to now, we have completed the planning of the expanded town (approved by the province) with a total adjusted area of 448.63 hectares, of which the land belonging to the town is 241.49 hectares, Dong Son commune 23.17 hectares, Yen Son 107.01 hectares, Da Son 34.53 hectares, Luu Son 37.43 hectares and the population is 26,000 people. The planning and implementation according to the planning have received high approval and support from the people". The planning adjustment will help the town expand its architectural space and based on the town stadium as the core for development in 2 directions: North-South direction (National Highway 15 connecting to the current central axis). This is the spatial axis connecting the old urban area and the new urban area, creating a shift to develop and expand the town to the South and will be a typical architectural axis for administrative works, service works and new urban areas. The East-West direction (current National Highway 7) is the axis of the town's living and entertainment space, on which are built works such as: Exhibitions, sports, flower gardens, lakes and will arrange clusters of commercial centers and education - training centers to create beautiful architectural complexes...
Although the local revenue has encountered many difficulties in the past time, Do Luong district has still made efforts to invest in developing urban technical infrastructure in the town, notably the traffic system, many roads have been expanded, asphalted, paved sidewalks, lighting systems installed, more traffic lights placed... One thing that is easy to see on the roads in Do Luong town is that commercial and service activities are very vibrant, gradually forming bustling trading streets, with many large stores and supermarkets selling electronics, motorbikes, gold, silver, precious stones, pharmaceuticals and Do Luong Trade Center which is very effective. Mr. Truong Cong Thao - Chairman of Do Luong Town People's Committee said: "The planning and expansion of Do Luong Town is very necessary, it is a condition for the town to become a town. However, the current concern is that after expanding the town area, the small industrial park (area of 7.7 hectares attracting 13 enterprises to invest in production and business projects) will be located in the inner city, greatly affecting the lives of the people. If it is moved out of town, it will be very costly and difficult, so there needs to be a reasonable solution to solve this problem".
To be recognized as a town, Do Luong Town still has a lot of work to do, and one of the important things is to manage the approved planning well. The above results are encouraging signs. However, in the immediate future, the district needs to focus on repairing and upgrading urban traffic infrastructure, continuing to complete the section of National Highway 7 from Yen Son Commune - Do Luong Bridge. Managing basic construction investment well, attracting many investment projects in new urban areas...
