Social housing in Ha Long: Will 1,300 new units be enough to meet demand?
Ha Long City will have 1,300 more social housing units from two projects being implemented to speed up the completion of the target of 18,000 units by 2030.
The first project is located on plot OXH-01 in the urban area of Cao Thang, Ha Khanh and Ha Lam wards. The project is over 1.5 hectares wide, including a 19-storey building with nearly 83,000 m² of construction floor space, expected to provide 850 apartments for sale, rent or lease-purchase. The total investment capital is nearly 968 billion VND, with a population of about 3,400 people. The project will select investors through bidding and be implemented from the fourth quarter of 2025 to the third quarter of 2027.
The second project is built on a 20% land fund in the Northwest Housing Group, Tran Thai Tong Street, Cao Xanh Ward. With an area of 4,200 m², the project consists of two apartment buildings from 10 to 20 floors high, providing 300 apartments for about 900 people. The total investment capital is expected to be 600 billion VND, starting operation from 2027.
Recently, Quang Ninh has continuously opened for sale social housing with prices ranging from 10.8 to 16.2 million VND/m2. Of which, Dong Mai Industrial Park recorded the lowest price, about 10.8 million VND/m2, equivalent to each unit costing from 576 to 726 million VND. Meanwhile, a project in Hong Hai and Cao Thang wards was opened for sale at a price of about 16.2 million VND/m2, equivalent to 570 million VND for the smallest unit of 48 m2.
According to the national social housing project, Quang Ninh was assigned the target of completing 18,000 units by 2030. However, to date, the locality has only completed more than 400 units in the 2021-2024 period, reaching less than 3% of the target. In 2024, the province aims to complete more than 2,200 units.
