Currently, in Nghe An province, there are about 200 enterprises registered to operate in the real estate sector and over 100 real estate business projects, with a total area of nearly 1,000 hectares and a total investment of about 50,500 billion VND. However, since May 2011, the market has begun to stagnate, with few successful transactions, prices have stagnated and begun to show signs of decline. Those who have a real need to buy a house are still choosing to wait while the market is not yet stable in terms of prices. Recent developments show that the real estate market is being inflated due to speculation. In particular, the massive investment trend in the real estate business has caused supply to exceed demand, making it difficult to sell, lease to recover capital or continue to complete and invest; real estate transactions have been slow in the context of implementing the Government's inflation control policies. Besides, many investors have a waiting-for-market mentality, so the progress of project implementation is very slow.
After listening to the opinions of relevant departments and branches, Mr. Ho Duc Phoc - Chairman of the Provincial People's Committee suggested: In the coming time, relevant departments need to focus on completing administrative procedures, eliminating unnecessary procedures and reducing the time for processing records in construction investment, compensation for site clearance, determining land prices, and granting land use right certificates. Strengthen inspection and guidance on compliance with legal regulations on real estate business. Relevant departments and branches need to pay attention and support investors to speed up the construction progress of projects to ensure progress, quality and efficiency.
