Social housing 'waiting' for new policy

(Baonghean.vn) - After the preferential credit package of 30,000 billion VND for social housing stopped lending, cBusinesses and low-income people in Nghe An are looking forward to other sources of support to continue implementation.

Mr. Chu Anh Tuan - Head of the Department of Real Estate Management and Market of the Department of Construction said: The province has put into use 6 social housing projects (in the wards: Le Loi, Hung Loc, Quan Bau, Trung Do) including 03 5-storey buildings, 01 15-storey building, 01 7-storey building.

Total floor area 37,233.0m2; with 435 apartments, total investment 200,317 billion VND. Meeting the housing needs of more than 635 households enjoying incentives from support policies under Resolution No. 317/2010/NQ-HDND dated July 10, 2010, the total exempted cost is 4 - 5% of the total investment, the selling price is from 6.6 - 8.8 million/m2.

According to Mr. Tuan, in Nghe An, there are currently 2 projects including: Truong Son Home apartment project in Quan Bau, Vinh city and Kim Thi Tower social housing project in Quan Bau ward, Vinh city, which are under construction and have run out of the 30,000 billion VND credit package. Therefore, up to this point, the above 2 projects have only sold 50% of the rooms. Many people are eligible to buy social housing but are waiting for a new preferential loan policy after the above credit package expires.

The delay in implementing social housing projects has led to some projects being under-invested and infrastructure being unsynchronized. As a result, the investors themselves will suffer losses in capital mobilization.

To solve the difficulties in solving the needs for social housing, on October 20, 2015, the Government issued Decree No. 100/2015/ND-CP "On the development and management of social housing" to support home buyers. However, up to now, the implementation of the Decree has been slow, so social home buyers are still waiting.
