Cua Lo beach town is ready for a new business space
(Baonghean.vn) - At present, Cua Lo town is focusing on the "final" phase of clearing out business kiosks in the park area east of Binh Minh Street. In addition, business households west of Binh Minh Street are also focusing on finding premises, renovating their shops, and preparing for a new business space.

As one of the beach tourism businesses since the establishment of Cua Lo Town, Mr. Hoang Khac Tuan, owner of kiosk number 84/1, could not help but feel sad when he had to leave the place that had supported his family for more than 10 years. However, understanding the policy of the province and town, he and his family took the lead in voluntarily dismantling and returning the land to work with the government to build a more beautiful Cua Lo beach town in the future.
Mr. Tuan said: “The clearance of kiosks is the right policy, we completely agree. Although in the coming time, adapting to the new location and business environment will be difficult, but because the common goal is to make Cua Lo more modern, more beautiful, and attract more tourists, not only my family but also other businesses agree.”

Nghi Thu Ward is located in the center of Cua Lo Town, with 56 kiosks and 5 parking lots that need to be cleared. Although the deadline for clearing kiosks, voluntarily dismantling, and handing over the site to the town is not due until October 30, on October 22, the ward completed the self-dismantling work, making it one of the localities with the earliest progress in Cua Lo Town.
To achieve this result, Mr. Cao Anh Hung - Chairman of Nghi Thu Ward People's Committee said: Right from the time of the clearance policy, the locality established 4 mobilization teams, directly went to each household to grasp the legitimate thoughts and aspirations of the people, at the same time, encouraged, oriented, propagated, explained to the people to understand the policy correctly, and had support methods when the people voluntarily dismantled. All cadres, functional forces, departments, branches and organizations in the area have been present at sea for the past month to help people dismantle and transport their belongings home. Mass mobilization work has been carried out regularly and continuously, so the people have understood and agreed with the government in the clearance work, returning the site to the town ahead of schedule.

According to statistics from the Urban Management Department of Cua Lo Town, by the end of November 2, the entire town had dismantled 205/209 kiosks and 16 parking lots. There are 2 wards that have completed the dismantling, Nghi Huong and Nghi Thu wards. Currently, only 4 remaining kiosks located in the premises of the 382 resort (Ministry of Public Security) will be focused on dismantling in the coming time.

According to the plan, from October 30, 2022 to December 31, 2022, the Management Board of Construction Investment Projects of the town will clear, level, and transport all construction waste out of the park area to the designated place, clean up and return the site to the beach area east of Binh Minh Street.
Focus on renting space and decorating new shops
Along with the dismantling of kiosks on the East side of Binh Minh Street, according to the reporter's records, in the West side of Binh Minh Street at this time, businesses are actively looking for locations to rent for business and renovate kiosks to prepare for the new tourist season.

Mr. Van Dinh Son and his wife, the owners of the old kiosk No. 126, finished moving their furniture in mid-October. Since then, the family has been working hard to find a new business location to continue their career. After much effort, Mr. Son was able to rent a location right on Binh Minh Street with an area of 320m2.2Mr. Son said: “The number of business owners is very large, while there are not many good premises, so we have to take advantage of the time to search. The premises we are currently renting is up to more than 200 million VND/year, after finishing the rental, we started building the kiosk, the estimated cost is about 300 million VND, expected to be completed by the end of November...”.
According to the reporter's research, the rental price of premises on the west side of Binh Minh Street is currently divided into many distinct levels. If the premises are located right on Binh Minh Street and do not have kiosks or shops, the price ranges from 150 to 200 million VND/year. If the landowner has already built a restaurant, the rental price will be higher. If businesses want a cheaper price, they should focus on searching on the inner streets such as Sao Nam, Nguyen Hue, Nguyen Duy Trinh, Mai Thuc Loan, Hoai Thanh, etc.

Although businesses are currently focusing on finding premises, some remaining households are still waiting to see what happens. Mr. Hoang Minh Le - Owner of the old kiosk 123 said: "Now the rental price is both high and rare, while the inside locations do not know how many customers there will be, so we are waiting. It is also the low season, so my family plans to rest until the end of the year, and after Tet we will consider continuing our business."
According to statistics from Nghi Thu ward, currently 17/56 business households have found new business locations and are focusing on building kiosks and renovating shops. The remaining are continuing to search for premises suitable for their location and family budget. In other localities such as Thu Thuy, Nghi Huong... the number of kiosk owners who have found premises currently fluctuates around 30 - 40%.
Mr. Hoang Minh Tho - Deputy Head of the Urban Management Department of Cua Lo Town said: The clearance of kiosks on the East side of Binh Minh Street has been basically completed. People are also focusing on finding premises to rent for business in the coming years. Cua Lo Town will create conditions and grant licenses for businesses to build kiosks in accordance with regulations so that business activities are not interrupted.

“Regarding the renovation of shops, the town requires households to comply with the standards, including ensuring the landscape, urban area, green tree system, and decorative lights are suitable and synchronous. Most importantly, the wastewater treatment system must ensure environmental hygiene. The town will work with the wards to regularly inspect and monitor this issue. If any household builds a kiosk or remodels a shop that does not meet the standards, affecting the environment and urban civilization, it will not be allowed to do business,” said Mr. Tho.
According to statistics, the total number of tourists in 2022 in Cua Lo Town is estimated to reach over 3 million, an increase of 197% of the annual plan. Revenue from service and tourism activities is estimated at 3,218 billion VND, reaching 211% of the annual plan. In 2023, Cua Lo Town strives to welcome 3.4 million visitors, an increase of 11% compared to 2022; Striving for tourism service revenue to reach 3,550 billion VND, an increase of 11% compared to 2022.
