Continue to detect fake red covers in Vinh city

The Vinh City Land Registration Office Branch has just issued a document announcing the status.Forging land use rights certificates, housing use rights certificates(red book) to conduct real estate transactions to appropriate the property of the transferor.

A fake red cover used as collateral, imitating a real cover that had been transferred, was discovered.

Specifically, a number of fake red books were discovered such as: Apartment No. 2A-211, 2/5th floor, 5-storey social housing in Bac Vinh commercial housing area in hamlet 12, Nghi Kim commune, Vinh city had a fake land use right certificate and transferred to Mr. Duong Thanh Vinh, residing in Trung Do ward. Based on the above fake certificate, the seller and buyer of the apartment had a copy of the land use right certificate certified by Truong Thi Notary Office on December 9, 2020 and the transfer contract was notarized by Le Van Lan Notary Office in contract No. 3052/2020, book No. 01TP/CCSCC/HĐND dated December 10, 2020. The incident was discovered when the transfer dossier was submitted to the Branch of the City Land Registration Office for appraisal.

The cover includes fake form, fake stamp, fake signature.

Apartment No. 604, Green View apartment building in Le Loi ward, under the name of Ms. Nguyen Thi Huong, was mortgaged and pledged to Mr. Nguyen Duy Thu in Nghi Cong commune, Nghi Loc district, Nghe An province. When Mr. Nguyen Duy Thu brought the Land Use Rights Certificate and Apartment Ownership Certificate to the Vinh City Land Registration Office Branch to check the legality, it was discovered that the Certificate was fake.

These certificates are forged in a sophisticated way, from the form to the seal, signature of the leader, blinking signature... With the naked eye, it is very difficult to distinguish what is real and what is fake.

The leader of the Vinh City Land Registration Office Branch said that the Branch has transferred information about the above cases to the Police Department for consideration and handling according to regulations.

Previously, in Vinh city, a sophisticated counterfeiting of red books was also discovered. These red books were mortgaged or transferred. Only when the authorities discovered it did the mortgagee or transferee realize they had been scammed.

To avoid being scammed, the authorities recommend that people receiving the transfer should find out some information related to the transferred land plot and house such as: Is the land use right certificate, house ownership certificate legal or not (is it forged or has there been a decision to cancel it or not); Is the current location, size, and area of ​​the land plot consistent with the Certificate; Is there any dispute status on the land plot; Has any part (or all) of the land plot been revoked or not; What are the changes in planning related to the land plot...
